Sitefindr.co.uk is an online platform operated by Appleton Estates UK LTD, a registered estate agent. Our platform facilitates property deal sourcing and investment opportunities, with communication between deal sourcers ("Sourcers") and investors ("Investors") conducted exclusively through us. Direct communication between Sourcers and Investors is not permitted.
Please read these terms and conditions carefully as they govern your use of the Website and services provided by Sitefindr™. By using the Website, you confirm that you understand and agree to these terms.
Appleton Estates UK LTD operates as a compliant estate agent under UK law. Our services comply with the following regulations:
Property Redress Scheme (PRS): We are a member of an approved redress scheme, ensuring that consumers can resolve disputes efficiently.
Information Commissioner's Office (ICO): We adhere to data protection laws, ensuring that personal information is handled in compliance with the General Data Protection Regulation (GDPR).
Anti-Money Laundering (AML) Compliance: We follow all necessary procedures to prevent money laundering and financial crime as required under the UK Money Laundering Regulations.

Sourcers wishing to use Sitefindr™ must comply with UK estate agency regulations. If you are a Sourcer who is not fully compliant with these regulations, you must not carry out any of the following estate agency services:
Communicating directly with investors or clients regarding property transactions.
Marketing or advertising property deals without authorization.
Negotiating property deals or terms on behalf of a client.
Introducing potential buyers or sellers to one another directly.
Providing any form of financial or investment advice relating to property.
Any Sourcer using the Sitefindr™ platform must rely on our platform to conduct all communication and deal-related services.
Sourcers are responsible for ensuring that all property listings provided to us are accurate, up-to-date, and lawful. All communications with Investors regarding the listings will be conducted through Sitefindr™.
Investors are responsible for conducting their own due diligence before proceeding with any transactions. Sitefindr™ provides a platform for deal information, but we do not guarantee the accuracy of any listings. It is strongly advised that Investors seek professional advice (legal, financial, or tax) before entering into any investment decisions.
Investors must communicate exclusively with Sitefindr™ regarding any property deal listed on the platform. Direct contact with Sourcers is not permitted.
Sitefindr™ acts as an intermediary to facilitate transactions between Sourcers and Investors. We do not represent either party in negotiations or transactions and while we do our best to obtain all correct information about the property particulars, we are not responsible for any inaccuracies or issues arising from property listings.
We are not liable for any financial loss, damages, or disputes that may arise from the use of information on the Website. Investors and Sourcers must independently verify any property details and assume full responsibility for their decisions.
All content on the Website, including text, images, and logos, is the property of Sitefindr™ unless otherwise indicated. Unauthorized copying, reproduction, or distribution of any content is prohibited.
We reserve the right to update or modify these terms at any time. Any changes will be effective upon posting on the Website, and continued use of the Website will be considered acceptance of any updated terms.
These terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

‘GetCompliant’ refers to our compliance services tailored for deal sourcers, assisting them in registering with the correct bodies and obtaining necessary policies more efficiently (excluding HMRC AML Supervision).
‘Subscribe’ refers to the purchase of our compliance services.
Service Overview
Upon payment for our BeCompliant service, we will assist in registering you with the relevant bodies as described. You will receive an additional form to complete, which will also contain further details about the service.
HMRC AML Supervision
Registration for HMRC Anti-Money Laundering Supervision must be completed by you directly. We provide a detailed guide, but the information you submit is entirely at your discretion. You must provide accurate and truthful information. Sitefindr™ accepts no responsibility for any rejection of your application by HMRC, and any fees paid to HMRC are non-refundable.
Accuracy of Calculators and Documents
We provide deal calculators, policies, and documents adhering to AML standards. However, these tools should not be solely relied upon, and Sitefindr™ accepts no liability for any errors or discrepancies in these materials. It is your responsibility to review and verify any results or outputs generated by the calculators.
Pricing and Promotions
We may offer promotional events or discount codes for the GetCompliant service. Prices for the service may change at any time. If you are already subscribed, your renewal will remain at the original price unless an increase is announced, in which case you will be given ample notice to cancel or continue your subscription.
Subscription Terms
Subscriptions are on a rolling yearly basis to align with the annual payment structure for supplier policies. You may cancel your subscription at any time by emailing compliance@sitefindr.co.uk. Upon cancellation, your policies will remain valid until the end of the subscription term. You will be notified 30 days before renewal.
Business Hours
Our compliance team operates Monday through Friday, from 10:00 AM to 4:00 PM (UK time), known as our 'Business Hours.'
Partnerships
Client Account Usage
Permission to use our Client Account is granted only after manual checks have been conducted. You will be required to undergo Enhanced Due Diligence Checks. Funds placed in our Client Account will be treated as Client Money and protected accordingly. Once funds are deposited with the correct forms and references, confirmation will be provided within two business days. You must agree to our extended terms for the use of the Client Account before access is granted.
