SITEFINDR® – TERMS AND CONDITIONS

These Terms and Conditions (“Terms”) govern your access to and use of the Sitefindr® website, platform, services, and related network offerings.

By accessing, browsing, registering with, or using Sitefindr®, you confirm that you have read, understood, and agreed to be bound by these Terms.

If you do not agree, you must not use the Sitefindr® website or any related services.

1. DEFINITIONS

In these Terms:

“Sitefindr®”, “we”, “us”, or “our” refers to Sitefindr®, a trading name of Appleton Estates (UK) Ltd, registered in England and Wales.

“Sitefindr Network” refers to the connected ecosystem of services, platforms, education, compliance support, investor access, and deal facilitation operated or promoted by Sitefindr®.

“User”, “you”, or “your” refers to any individual or entity accessing the Sitefindr® website or services.

“Investor” means a user seeking property investment opportunities.

“Deal Sourcer” means a user submitting or marketing property opportunities.

“Deal” means any property opportunity, lead, or transaction information shared on or via the platform.

“Third-Party Platforms” include but are not limited to:

2. SITEFINDR NETWORK STRUCTURE

Sitefindr® operates as part of the Sitefindr Network, which may include:

Deal marketing and investor matching

Educational resources

Community access

Compliance support

Events, tools, calculators, and documentation

Third-party services provided via linked platforms

Some services are delivered directly by Sitefindr®.
Others are delivered by separate legal entities within the network.

Each platform maintains its own Terms and Conditions, which apply independently when you access those services.

3. LINKED TERMS – IMPORTANT

By using Sitefindr®, you acknowledge that certain services are governed by separate contractual terms, including:

Where services, education, compliance, or community access are provided by those platforms, their Terms apply in addition to these Terms.

Sitefindr® is not responsible for services provided under those separate agreements.

4. NO REGULATED ADVICE

Sitefindr® does not provide:

Financial advice

Investment advice

Legal advice

Tax advice

Mortgage advice

All content, tools, examples, deals, figures, and commentary are provided for information only.

You are solely responsible for obtaining independent professional advice before entering into any transaction.

5. ROLE OF SITEFINDR®

Sitefindr® operates as:

A deal marketing and introduction platform

A network facilitator between Deal Sourcers and Investors

Sitefindr®:

Does not act as your agent

Does not guarantee deal performance

Does not guarantee returns, profits, or outcomes

Does not verify all information provided by users

You understand that all investment decisions are made at your own risk.

6. DEAL INFORMATION & DUE DILIGENCE

All deals shared via Sitefindr®:

Are provided by third-party Deal Sourcers or partners

May contain estimates, projections, or assumptions

May be subject to errors, omissions, or changes

You are responsible for conducting your own due diligence, including (but not limited to):

Legal checks

Valuations

Surveys

Financial modelling

Planning and compliance checks

Sitefindr® accepts no liability for inaccuracies or reliance on deal information.

7. FEES & PAYMENTS

Fees may apply for:

Memberships

Subscriptions

Deal introductions

Network services

Events or premium services

All fees are disclosed prior to purchase.

Unless stated otherwise:

Fees are non-refundable

Fees do not guarantee deal completion

Fees relate to access and services, not investment outcomes

8. USER OBLIGATIONS

You agree that you will:

Provide accurate and truthful information

Comply with all applicable UK laws and regulations

Not misrepresent deals, credentials, or authority

Not bypass Sitefindr® processes or introduce parties outside the platform where fees are due

Deal Sourcers confirm they are responsible for their own legal and regulatory compliance.

9. COMPLIANCE RESPONSIBILITY

Compliance support may be available through the Sitefindr Network, including via Become Compliant.

However:

Compliance responsibility always remains with the user

Sitefindr® does not guarantee regulatory compliance

You are responsible for understanding obligations under the Estate Agents Act, AML regulations, and related legislation

10. LIMITATION OF LIABILITY

To the maximum extent permitted by law, Sitefindr® shall not be liable for:

Financial loss

Loss of profits

Loss of opportunity

Investment losses

Indirect or consequential losses

Reliance on content or deals

Total liability, if any, shall be limited to the fees paid to Sitefindr® in the preceding 12 months.

11. INTELLECTUAL PROPERTY

All content, branding, systems, frameworks, tools, and materials remain the intellectual property of Sitefindr® or its licensors.

You may not copy, distribute, resell, or reproduce content without written permission.

12. TERMINATION

We reserve the right to:

Suspend or terminate access

Remove content

Refuse service

At our sole discretion, including where misuse, misrepresentation, or reputational risk occurs.

13. DATA PROTECTION

Use of personal data is governed by our Privacy Policy and applicable UK GDPR legislation.

14. CHANGES TO TERMS

We may update these Terms at any time.

Continued use of Sitefindr® constitutes acceptance of updated Terms.

15. GOVERNING LAW

These Terms are governed by the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the English courts.
